Senior Quantity Surveyor – Residential Construction
€90,000–€120,000 + Package D.O.E)
Location: Ireland – Greater Dublin
Our Client is currently seeking an experienced Senior Quantity Surveyor to join their growing team. This is a key role within a leading residential construction company known for delivering high-quality, sustainable housing developments. The successful candidate will play a pivotal role in commercial and cost management throughout the lifecycle of multiple projects.
Key Responsibilities
Reporting to the Regional or Managing Quantity Surveyor, the Senior Quantity Surveyor will take full ownership of all QS activities on site. Responsibilities include:
Collaborating with internal cost planning teams and external consultants during the budget development phase.
Coordinating with the wider project team to prepare and compile the Preliminaries Book for inclusion in project budgets.
Managing all cost control activities, including preparation of cost reports, cash flows, and documentation for Commercial Review Meetings (CRM).
Identifying and mitigating financial and commercial risks early in the project lifecycle.
Presenting monthly commercial reports and updates to senior management.
Leading the procurement process, managing the procurement schedule, and ensuring accurate scoping of subcontract packages.
Overseeing subcontractor and supplier accounts, including certification of payments and managing contract obligations.
Promoting a value-focused approach across both the QS and project teams.
Staying up to date with modern methods of construction and encouraging continuous professional development (CPD) within the QS team.
Developing strong relationships with the supply chain and subcontractors.
Preparing and finalising Part V submissions and associated negotiations.
Ensuring timely and accurate delivery of the monthly QS cycle.
Leading and mentoring the project QS team, with responsibility for their professional development.
Collaborating closely with the Project Manager to ensure successful project delivery.
The Ideal Candidate
7 + years of post-graduate experience in a PQS consultancy or contractor environment.
Residential or housebuilding sector experience is highly desirable.
Strong technical understanding of modern construction methods.
Track record of meeting demanding quality and deadline targets.
Proficiency in Cubit, Cost-ex, or equivalent, alongside Microsoft Office.
Committed to ongoing learning and professional development.
Excellent analytical and problem-solving skills.
Strong communication skills, both written and verbal.
Detail-oriented and methodical, with a high level of accuracy.
Team player with strong interpersonal skills.
Self-motivated with the ability to take initiative and manage multiple tasks.
Willingness to take full commercial responsibility for projects.
