Site Manager – Residential Housing Project (Swords, Dublin)
Salary: €75,000–€85,000 + Benefits
Project Duration: 18 Months

We are seeking an experienced Site Manager to lead and run a residential development—a major 18-month project delivering 55 high-quality timber-frame homes in Dublin.

This is a hands-on, standalone Site Manager role. You will take full ownership of the site and ensure the project is delivered safely, on time, and to the highest standards.

Key Responsibilities

• Full day-to-day management of the site

• Reading, interpreting, and working from construction drawings

• Ordering and managing materials

• Coordinating and managing subcontractors

• Ensuring all works comply with building regulations and company standards

• Using Procore to manage documentation, reporting, and project workflows

• Overseeing onsite H&S and ensuring compliance at all stages

• Working closely with the site admin / BCAR personnel and site engineer (engineer starting in January)

Requirements

• Proven experience running a full site independently

• Strong understanding of timber frame housing

• Ability to manage programme, logistics, and contractors confidently

• Competent with Procore or similar construction management software

• Excellent communication, leadership, and organisational skills

• Ability to make confident decisions without hesitation
